Many grants and down payment assistance programs require buyers be a "First Time Home Buyer".
So what is a first time home buyer? Well if you have never owned a home before of course you are a first time home buyer BUT the true definition of a first time home buyer is also ANYONE who has not owned a home in the past three (3) years.
So, if you have purchased before you can still qualify as long as you have not owned in the last three (3) years. Also, FHA will allow buyers who have had a foreclosure on their previous home as long as it has been 3 years since the foreclosure. So not only can a person who was foreclosed on purchase a home, you may also be considered a "First Time Home Buyer" again!
